Great communication and service. He sold our home for a very fair price. During the sale process he kept me informed throughout up until we exchanged.
Why homes sit on the market
It is rarely the house. It is usually one of these.
The price was set to win the instruction
A high figure at the valuation feels good, then the viewings dry up and the price drops in stages. We price from Land Registry sold prices and show you the evidence.
The photos and listing do not stand out
Buyers decide from the first photo on Rightmove. We use a professional photographer, a floor plan and a 360 tour on every home we sell.
Viewings are not followed up
We host every viewing, get feedback after each one and pass it on to you, good and bad.
Nobody is chasing
When an offer does come, we check the buyer's position and, if they need a mortgage, Option Finance can check it in the same office.
How switching works
1. Second opinion
We visit, look at your home and your current listing, and give you a price with the sold prices behind it.
2. Check your agreement
We go through your tie-in and notice dates with you, so you know exactly when you are free to move.
3. Relaunch
New photos, floor plan, 360 tour and description, live on the portals and our social media on the day your notice ends.
4. Sold and chased
Hosted viewings, feedback after every one, and weekly updates through to completion.
Selling and buying? Sell with us and Option Finance will arrange the mortgage on your next home with no broker fee. How the mortgage offer works.
Questions people ask
Can I switch agent while my home is on the market?
Usually, yes. Most agency agreements have a minimum term, often called a tie-in, and a notice period. Once those have passed, you can give notice and instruct a new agent. Your agreement sets out the dates.
Could I end up paying two fees?
It can happen if your agreement gives your old agent sole selling rights and a buyer they introduced goes on to buy. Check the wording in your agreement before you switch. We will go through the dates with you so the timing is right, and if a buyer your old agent found is still interested, we will tell you before we do anything.
How quickly can you relist my home?
Once your notice period has ended, usually within a few days. We book the photos, floor plan and 360 tour when we agree the price, so everything is ready on the day.
Will relisting make my home look stale?
A relaunch with new photos, a new description and a price set from sold evidence gives buyers a reason to look again. Buyers with saved searches for your area are usually alerted when it goes live.
Do you tie me in?
No. There is no tie-in period with us. Our fee is 0.75% with a minimum of £1,500, paid on completion, with no VAT to add.
We are not giving legal advice on your agreement. If the wording is unclear, ask your current agent to confirm the dates in writing.
